When it comes to roof installation and repairs, we understand that the process doesn’t always go exactly according to plan. Significant damages, less than stellar working environments, and disgruntled homeowners can change what is meant to be a simple process in a matter of minutes. Take one of these job-complicating factors out of the mix by finding out exactly what your clients expect from the roofing process. Here are some of the things we think they will want to know.

Transparency

After meeting your clients, the first thing they will expect is to see your business credentials. Be prepared to show your NRCA and other organization credentials, as well as liability insurance coverage paperwork, workers’ compensation certificates, and other licenses. If you don’t already have positive references who can vouch for your work, get them in order well ahead of time. Your clients will undoubtedly contact references, as roofing repairs and replacements are large jobs that, if completed by someone who is not qualified to the roofing materials manufacturer’s standard, could create significant damage to the rest of the home.

Before the actual work begins in the roofing process, customers like to be informed. A basic outlining of the process from start to finish will be extremely helpful for both homeowners and contractors. If you explain the timeline and roofing process in a step-by-step fashion before the day, your clients will be much happier and easier to work with once the job starts. For most roofing companies, the job outline looks something like this:

1. Contract signing, product ordering, scheduling the build

2. Delivery of materials

3. Arrival and introductions to foreman/workers

4. Removal of old roofing

5. Assess decking and repair any damage

6. “Blacking-in” roof—underlayments

7. Installation of shingles, ventilation, and other system components

8. Clean-up (if not overnight)

A simple meeting over coffee to go over this or a similar outline will go a long way toward building a positive relationship with clients and setting their minds at ease about the large-scale building process about to take place in their home.

Professionalism

This normally goes without saying, but maintaining a professional relationship with homeowners is an essential part of the roofing process. Once your clients have established their relationship with you and your business and have seen your working credentials, they should trust you to carry out a high-quality roof installation or repair. Make sure you and all the workers on the job are properly trained and take the time to complete the job correctly. Small, careless mistakes at any point during the roofing process can cost your clients (and in turn, you) precious time and money. Help eliminate the possibility of mistakes by educating your employees, keeping them up to date on any material and process changes, and working together to mitigate the risk of slip-ups and accidents. This roofing horror story says it all: one tiny mistake in the layering of sidewall flashing cost nearly $1,000 in damages and repairs. If something like this were to happen during a job, you run the risk of losing future business and tarnishing the positive relationship you worked so hard to establish with homeowners.

Cleanliness

Although clean-up is listed in the process schedule outline, it is important to reiterate to your team that homeowners expect a clean and tidy workplace both during and after the job. For many clients, this means no treading on landscaping, smoking on premises, or making any other mess that is not absolutely necessary. For debris and other unavoidable messes, suggest a dumpster for your clients and remember to tell your employees to tidy up completely after the job is finished. When jobs take longer than a day to complete, make sure to clean away materials at the end of each day and rainproof the house overnight.

Friendliness

Last, but certainly not least, is friendliness. Although you don’t have to become best friends with your clients (and some will be harder to work with than others), it is important to maintain a positive relationship throughout the building process. Ensure that your clients meet all the workers who will be present for the build, as well as anyone else who delivers supplies and equipment. After the introductions, the positive relationship with the homeowner you strive to build will reward you with a less stressful, more successful process, as well as a positive reference for future jobs.

Small home-improvement projects can yield big rewards

First impressions count. The curb appeal of a home can make all the difference in the world on whether a prospective buyer might consider entering that home or not.

The Remodeling Cost vs. Value Report, compiled annually in collaboration with Hanley Wood’s Remodeling Magazine, compares changes in home-improvement project costs with realtors’ perceptions of what those projects contribute to a home’s price at resale. This year’s report revealed that small exterior projects continue to be rated by realtors as the most valuable home-improvement projects.

Some small projects need not break a budget, but they can make a difference in the look and feel of a home. Following are the top 10 projects in the report in terms of recouped cost.

• Steel entry-door replacement was identified by realtors as the project expected to return the most money, with an estimated 101.8 percent return on investment (ROI). The steel entry-door replacement is the least expensive project in the annual Cost vs. Value Report, costing little more than $1,230 on average, and the only project on the list to recoup more than 100 percent of its cost at resale on a national level. The replacement enhances curb appeal and boosts energy efficiency.

• Manufactured stone veneer (92.2 percent ROI) has an average cost of $7,150 and offers a top return in remodeling dollars. Lightweight stone veneer is easy to install and enhances curb appeal.

• Siding replacement with fiber cement (84.3 percent ROI) is long-lasting because it protects the house from termites, moisture, rot and fire and does not need frequent repainting. It has an average cost of $14,014.

• Garage door replacement, especially one that is insulated, adds value to a home. The national average cost for midrange steel is $1,595 (88.4 percent ROI).

• Vinyl siding replacement is lightweight, low maintenance, easy to install and energy efficient. The national average cost for midrange vinyl is $12,013 (80.7 percent ROI), $15,184 (77.6 percent ROI) for insulated vinyl.

• Wood deck addition (80.5 percent ROI), with a national average cost of $10,048 (approximately $30 per square foot), extends the homeowner’s living area at a fraction of the cost of an enclosed addition and is good for dining, relaxing and entertaining.

• Minor kitchen remodel with new cabinet doors and drawer fronts, appliances, countertops and flooring has had one of the highest average returns over the past 10 years. The national average cost for a kitchen update is $19,226 (79.3 percent ROI).

• Foam-backed vinyl siding replacement (77.6 percent ROI) is another option for homeowners who prioritize energy savings and fuel efficiency. At an average cost of $15,184 – and installed directly over flat wall sheathing – this type of siding replacement leaves no space for water to escape.

• Replacement windows are great for energy efficiency. The national average cost for 10 midrange vinyl replacement windows is $10,316 (77.5 percent ROI), $11,341 for 10 midrange wood replacement windows (78.8 percent ROI).

• Attic conversion (77.2 percent ROI) is a remodel that can also expand living space by providing an extra bedroom, if insulated. This remodel has a national average cost of $51,696.

The cost of re-roofing is something no one wants to think about, but every roof—at some point—will need to be repaired or replaced. The best defense is to conduct regular checks on the roof surface and be mindful of its performance. Discovering minor problems today could mean the difference between repair and replacement tomorrow.

The good news is that you needn’t climb on your roof to assess its condition. Good vision plus binoculars may be all you need to affirm that replacing the roof is essential or that only spot repair is needed.  “Just because your roof isn’t leaking doesn’t mean you don’t have a roofing problem,” cautions Joann Liebeler, former co-host of PBS’s Home Time and, currently, a spokesperson for GAF

Liebeler cites some “danger signals” you need to look for to know when your roof isn’t protecting your home:

• Water in your attic after heavy rain or an ice buildup.
• Cracked, curling, missing or loose shingles.
• Noticeable shingle decay; mold or mildew growth.
• Visible stains on interior walls or ceilings.

Damaged or missing shingles “can simply require that a replacement shingle be installed,” says Liebeler, “or it could be the first sign that the shingles have reached their useful life and need to be replaced.” But if your shingles are cracking or curling at the edges, she adds, “that’s a pretty good signal that the roof will need to be replaced.”
